2009 CNBC Award winning development for ‘Best Renovation Italy 2009’
The San Vittorino Estate is set in the stunning Umbrian countryside. Adjoining Tuscany, Umbria shares many of its charming features, but is significantly more affordable. San Vittorino is ten minutes drive from the medieval town of Gubbio, famed for its historic importance and its beauty. San Vittorino is 25 minutes from Perugia International Airport and two hours’ drive from Rome. Unlike many of the finest rural properties San Vittorino has a tarmac road all the way to the entrance gates – no need for driving along dusty unmade roads (‘white roads’).
The San Vittorino estate comprises 8 individual properties. Each home is being restored completely with reclaimed materials. Expansive beamed ceilings and terracotta tiled floors are complemented by modern kitchens, sophisticated bathrooms and open fireplaces.
As you will see from the images it is a quite magnificent development set in 125 private acres of land. 2 year 6% net rental guarantee which will be paid quarterly in advance and gives the owners 6 weeks usage a year.
The development is only 10 minutes to the nearest city of Gubbio and only 30 minutes from Perugia airport. There is also a pool and an all weather tennis court.
The extensive restoration of the buildings is now complete. Irrigation and final landscaping is underway. Substantial discounts to the independent valuations are available only until full site completion at the end of July.

Show home
The San Vittorino show home has a huge first floor terrace offering wonderful views over unspoilt countryside to the Apennines. With a large kitchen and living room, plus three bedrooms each with their own bathroom on the upper floor, this is an incredible property.
The show home will give you a good feel for the high quality finish and the wonderful views from each individual property. This home, as all at San Vittorino, will enjoy use of the large swimming pool and all-weather tennis court.
Location
The location is excellent. It is peaceful, and sits in its own private estate of 120 acres, looking towards the high peaks of the Apennine Mountains. Set in the heart of central Italy, it benefits from generally good weather from early spring to late autumn and cold but crisp winters, perfect for log fires and countryside walks. It is the perfect central location reach Rome, Asissi, Pisa or Florence for day-trips. The Tuscan border is less than a 45 minute drive away and to the east the Adriatic beaches of Le Marche are about an hour’s drive.
San Vittorino is situated 10 kms from the medieval town of Gubbio, which lies on the slopes of Monte Ingino. Gubbio has been extremely well preserved over the centuries and is a testament to its glorious past.
There are many festivals including the famous “Palio della Balestra” (a crossbow tournament) and “Fiesta di Ceri” (race of the Gubbio candles - each candle weighs 4 tons). Both festivals have run every year since the 12th century.
San Vittorino is approximately 30 minutes from Perugia and 60 minutes from Ancona, both served by regular flights from the UK.
